Flat roofs in Chicago take a beating. Freeze-thaw cycles, heavy rain, and brutal summers all chip away at older roofing systems until patching just isn't enough anymore. When a roof gets to that point, the only real fix is a full tear-off and replacement - not another band-aid.

Here's what we were working with on this one. The old surface was completely stripped down to the wood deck, which gave us a clean slate to work from. That's the right way to do it. Building over a failing system just buries the problem and shortens the life of the new roof.

Once the deck was cleared and prepped, we staged the GAF granulated modified bitumen rolls across the surface and got to work. Modified bitumen is a go-to for flat roofs in this climate for good reason - it handles temperature swings well, bonds tight, and holds up against standing water in a way that older built-up roofs just can't compete with. The granulated cap sheet adds an extra layer of durability on top.

The finished surface is clean, tight, and built to last. Smooth seams edge to edge, penetrations properly flashed, and the parapet walls fully wrapped. This roof is ready for whatever Chicago throws at it. That's the standard we hold every job to, whether it's a two-flat or a large commercial building.

If your flat roof is starting to show its age - blistering, cracking, or holding water after every storm - that's not something to wait on. Small issues on flat roofs have a way of turning into major interior damage fast. Getting ahead of it now is almost always the smarter move.
