




A lot of commercial roof leaks don't start in the middle of the roof. They start at the edges and around equipment. Wall flashing that's pulled away from the brick, A/C curbs that were never properly sealed - that's where water finds its way in. And once it does, it doesn't stop on its own.
On this Skokie building, that's exactly what we were dealing with. We installed new modified wall flashing along the parapet, sealed around the A/C curbs, and then coated the repaired areas with aluminum roof coating. Each of those steps matters. The modified flashing creates a tight, durable barrier where the roof meets the wall. The sealant around the curbs closes off the gaps that equipment installation often leaves behind. The aluminum coating ties it all together and adds a reflective layer of protection on top.
This is what commercial roof repair and maintenance actually looks like when it's done right. It's not glamorous work, but skipping any one of these steps is how a small problem turns into a big one.
