




Flat roofs don't forgive neglect. When the system underneath has broken down - saturated decking, cracked and peeling membrane, layers of old material that have long since lost their integrity - patching it just doesn't cut it anymore. At that point, a full remove-and-replace is the only real fix.
That's exactly what we were dealing with here in Grayslake. The old roof had reached the end of its life. We stripped everything down to the deck, checked the substrate, made sure we had a clean and solid base to work from, and then built the new system up from scratch. No shortcuts, no covering up problems.
We went with granulated modified bitumen for this one. It's a proven flat roof material that holds up well against the kind of weather Illinois throws at buildings year after year. The granulated surface adds durability and UV resistance, and the modified bitumen itself is flexible enough to handle temperature swings without cracking or pulling apart at the seams. It's a system built for the long haul.
The aerial view during demo tells the whole story - one half of the roof already stripped and re-decked, the other half mid-tear-off, with fresh material pallets staged and ready to go. That kind of organized sequencing keeps the job moving and the building protected the whole time. We don't just rip everything off at once and hope for good weather.
