When a flat roof gets to the end of its life, patching it over and over stops making sense. At some point, the right move is a full tear-off and replacement - and that's exactly what we did here. The old roofing material was completely broken down, cracked, and failing across the entire surface. There was no saving it.

The tear-off phase is the part most people never see, but it matters more than almost anything else. We stripped everything down to the deck, cleared out all the old material, and made sure the surface underneath was solid before a single roll of new material went down. Skipping that step is how you end up with a brand new roof that still leaks.

Once the deck was clean and prepped, we installed a granulated modified bitumen roof system. Modified bitumen is one of the most reliable options for flat and low-slope commercial roofing - it's tough, it handles temperature swings well, and the granulated surface layer adds serious durability and UV resistance. It's built to last, not just look good on day one.

Every penetration - the HVAC unit, the vent pipes, the chimney stack - was properly flashed and sealed into the new system. That's where a lot of flat roofs develop problems over time, so we take those details seriously. The finished roof sits clean and watertight from edge to edge.
