Flat Roof Replacement Done Right - Tear-Off to Finished Modified System

When a flat roof gets to the end of its life, patching it over and over stops making sense. At some point, the right move is a full tear-off and replacement - and that's exactly what we did here. The old roofing material was completely broken down, cracked, and failing across the entire surface. There was no saving it.

The tear-off phase is the part most people never see, but it matters more than almost anything else. We stripped everything down to the deck, cleared out all the old material, and made sure the surface underneath was solid before a single roll of new material went down. Once the deck was clean and prepped, we installed a granulated modified bitumen roof system.
