A failing flat roof doesn't send you a warning. It just leaks. And by the time you notice water coming in, the damage underneath is usually worse than what's visible on the surface. That's exactly the kind of situation we walked into on this Chicago property - a roof that had run its course and needed to come off completely.

We started with a full tear-off. No patching over problems, no shortcuts. Once the old material was stripped down, we installed a new granulated modified bitumen system from scratch. Modified bitumen is one of the most reliable choices for flat roofs in a climate like Chicago's. Rebuilding them as part of this re-roofing job means the entire system is solid, not just the field of the roof.

The finished result is clean and tight. Every pipe penetration is properly flashed, the seams are laid straight, and the granulated surface runs edge to edge. This is what a flat roof is supposed to look like when the job is done right - not just good enough to pass inspection, but built to hold up for years without constant maintenance calls.

Chicago properties with flat roofs need contractors who understand what those roofs actually go through. Patching a roof that's past its life expectancy is just delaying the inevitable.
